Downtown Covina has experienced a renaissance which can be seen from private developer, local business and City investment in the area.  Both “Citrus and Vintage Walk” housing and mixed use development projects have recently been completed. A new mixed use development with housing is currently in the design phase and will greatly improve a large blighted property located in the heart of the Downtown.

In addition, many nearby businesses have installed exterior façade and interior renovation and seismic upgrade improvements. The City invested grant funds toward design and construction of the Metrolink and Civic Center parking structures, implementation of a Bicycle Master Plan, construction of a Bike station as well as construction of Downtown Heritage Plaza Park.

Olson Citrus Walk

The 49-unit Olson Citrus Walk Mixed Use Development project was recently completed and consists of two floor plans containing 1607 and 1,610 square feet layouts. The homes were constructed utilizing energy efficient and healthy LEED certified building practices. In addition to the residential housing, 8,000 square feet of retail space is currently available along Citrus Avenue.



City Ventures

The first Downtown Covina Mixed Use Project named, “Vintage Walk,” was built by developer, City Ventures and consists of 90-owner-occupied condominium units. The transit oriented development is located adjacent to the 655-space Metrolink Parking Structure and just steps from the Covina Metrolink Station. Nine of the residential units were built for qualifying affordable housing recipients. The units range from 1,122 – 1,561 square feet.

Heritage Plaza Park

Heritage Plaza, located in Downtown Covina was  redesigned to better function. The redesign of the park provides the community with a newly beautified place to gather, relax and enjoy amenities that preserve Covina’s past and celebrate its future. The new park design will better serve Covina’s residents and visitors and will draw the community together for events such as the weekly farmers market annual tree lighting and Thunderfest music festival. A meandering Heritage Walk includes historical City elements and will contain an educational feature for those school and group tours that currently visit City Hall to enjoy.

As mixed use development plans began to gain momentum, it became apparent to the City that more parking was necessary to accommodate the developments. As a result, the City took steps to build two multilevel parking structures in the Downtown area. The structures, which cost $16 million, total, to construct provide a total of 780 parking spaces in addition to other municipal parking lots Downtown. Both structures, which contain architectural features inherent of nearby buildings in Downtown, were built not only to supplement mixed use projects, but also to accommodate mass transit commuters as well as Downtown businesses.



City Ventures Proposed Condominium Development
1009 N. Citrus Avenue

A 52-unit for sale condominium project located just down the street and North of the Covina Metrolink station, is currently under construction.  The project will be constructed utilizing sustainable products and practices. The units are projected to range from 1,100 – 1,948 square feet.
